Mike Hancho's quest mods always impress me because they use vanilla locations.
(A trail of crumbs, Afterschool special and New Bison Steve)
It seems Nipton rebuilt by Jokerine is similar to them, but a lot of comments say it is pretty demanding.

For Nipton rebuilt, it is demanding but on par to Freeside Open and Less Empty Primm. I never had any crashes with it and I am just on an I5.
There are problems with that mod of course, namely:
-Bad navmeshing causes companions to run amok after you restore nipton.
-Willow's teddy bear will disappear after you restore nipton.
-If you have bLoadFaceGenHeadEGTFiles=1 (Can't remember was it 1 or 0
), the spawn population will have mismatched head and body.
-A bug causing a legion to keep respawning after a few days.
If you can look past those problems it is a decent mod as with all of Jokerine's
