Crashing in the Southwest region of D.C. near Tenpenny Tower and Robco

Soooooo, I have a huge problem with my current TTW playthrough and some problems I have is in the southwest region in DC, anytime I go near Robco or Tenpenny Tower or in all olf that area in general, my game slows down and crashes, I tried unchecking every esp/esm (minus of course FNV, FO3,DLCs, and TTW) that I had on and did it with vanilla but still, the game crashes, I even tried reinstalling TTW manually (mainly because FOMM doesn't work when I try installing it there, FOMM crashes) So I was hoping if any of you knew how to solve this problem, any help would be greatly appreciated! Here's my load order

FCO is not compatible, you souldn't be using Zan Auto Purge either, TTW Outcast Trading is broken, TTW has TTW Interiors (which includes DC Interiors and New Vegas Interiors and it is more updated than the separated ones found on Nexus) so, my advice is to use the TTW version.

You have a lot of superfluous junk in your load order straight up.  Zans purger is bad. FCO only needs one esp, i doubt you have ohsb and i see youre using dragbodys work so get rid of the glowing one retexture anyway and DUDE trust me on this, the glowing one FCO changes kill even the hardest system.

 

You also have a lot of sexout, and though i find some of those esp names kind of distasteful its your game, however, that being said, those mods probably take a lot of scripting to accomplish and the new skeletons, animations, morphs, what have you will exacerbate your stability issues.

 

LASTLY, Realistic Wasteland Lighting needs to be loaded absolutely unequivocally last in your load order it says so explicitly in the directions with it.
