CTD at Megaton Home

I just installed TTW and started my first playthrough in a while. It seems that everything appears to be in order, but when I tried to go into my Megaton house after purchasing the "Explorer" theme, I now get a CTD whenever I try to enter that specific cell. I'm going to test with the other themes to see if I have similar issues, and will report back.

My load order is below, I haven't really strayed from the "Best of Times" and "Wasteland Survival" guides, save for a few quest and QOL mods. So any help with troubleshooting would be appreciated:
